Choose the right clean

Standard vs deep vs move-out cleaning

Most homes only need a standard clean. Book a deep clean if the home hasn’t been professionally cleaned in a few months, and a move-out clean when the home is empty and a landlord or buyer will inspect it.

Pricing

What changes the price

Our prices are published so you can compare before you call. These are the things that can move a price up or down:

  • Number of bedrooms and bathrooms
  • Regular, deep or move-out clean
  • Pets
  • Add-ons like inside the oven, fridge or cabinets

You always see your price before booking, and anything unusual is confirmed with you before work starts. Text a photo to (916) 465-1850 if you’re not sure.

Before we arrive

How to prepare

  1. 1Check your building’s rules for contractors, parking and gate or elevator access
  2. 2Tell us the gate code and unit number when you book
  3. 3For move-outs, have everything moved out first
  4. 4Leave a key with the office or a lockbox code if you won’t be home

Apartment cleaning options

Regular, deep and move-out cleaning for apartments

CleanStudio / 1-bedroom2 bedroomsWhat it covers
Regular clean$200$240Kitchen, bathroom, dusting, floors: same checklist every visit
Deep clean$300$360Adds baseboards, doors, vents, fans, grout and built-up grease
Move-out clean$400$470Empty apartment, inside oven, fridge, cabinets and closets

Apartments are smaller than houses, so most cleans take a crew a few hours. Recurring cleaning every two or four weeks keeps a busy apartment from ever needing a deep clean again.

Moving out of an apartment

What apartment move-out inspections check

Apartment managers generally compare the unit to its move-in condition. The most common cleaning deductions are for:

  • Grease inside and on top of the oven and range hood
  • Food residue inside the fridge and freezer
  • Crumbs and stains inside cabinets and drawers
  • Soap scum and hard-water marks in tubs, showers and on fixtures
  • Dust on baseboards, blinds, ceiling fans and vents
  • Marks on walls and doors near switches and handles

Our move-out checklist covers every item on that list. Ask your manager for a pre-move-out inspection in your last two weeks (California law lets you request one) so you know exactly what they will look at.

Know your rights

Getting your deposit back in Sacramento: what California law says

Landlords in Sacramento follow California Civil Code § 1950.5. These rules decide what a landlord can charge you for cleaning:

  • Your landlord has 21 days after you move out to return your deposit or send an itemized statement of deductions.
  • Deductions are limited to unpaid rent, damage beyond normal wear and tear, and reasonable cleaning costs.
  • If more than $125 is deducted, the landlord must provide receipts for labor and materials.
  • You can request a pre-move-out inspection during the last two weeks of your tenancy; the landlord then gives you an itemized list of what to fix to avoid deductions.
  • Since April 1, 2025, landlords must photograph the unit after you return the keys and before making repairs, and include those photos with any deductions.
  • If a landlord keeps a deposit in bad faith, a court can award up to twice the deposit amount on top of the deposit itself.

The standard is “reasonable cleaning”: the unit should be as clean as when you moved in. That’s why our move-out checklist goes inside the oven, fridge, cabinets and closets: those are the most common cleaning deductions.

Leaving things behind?

Furniture and junk left after moving out of a Sacramento home

Items left in a rental are one of the most common reasons landlords keep part of a deposit. Your options:

City of Sacramento residential customers get two free household junk pickup appointments per year, available February through October (appointments stop in mid-October for leaf season). Appliances and e-waste are booked separately, also free, twice a year, year-round. Book through 311 or Sac311.org; piles can be no larger than 4 × 4 × 9 feet and go out no earlier than 24 hours before the appointment.

Not picked up: concrete, brick, dirt, rock, sod, auto parts, tires on rims, and contractor or commercial waste.

When the curbside program doesn’t fit your timeline (or the items are still inside) we haul them away on the same visit as your clean, priced by truck space from $75.

Sacramento-area seasons

How the seasons affect cleaning in Sacramento

The Sacramento Valley has a few cleaning seasons of its own, and Sacramento homes feel all of them:

  • Spring pollen settles on sills, screens and patio furniture: a good time for a deep clean and window cleaning.
  • Long, dry summers bring fine dust indoors; vents, ceiling fans and baseboards collect it fastest.
  • Wildfire smoke in late summer and fall leaves residue on surfaces and windows; wipe-downs and HVAC filter changes help.
  • Winter rain tracks mud into entryways and onto floors, so regular floor care matters more.

Many customers book a deep clean in spring or fall and keep the home maintained with regular cleaning in between.
