Pre-Listing Cleanout & Deep Clean in Sacramento

A pre-listing cleanout in Sacramento combines junk removal (priced by truck space, from $75) with a deep clean (from $300 for a 1-bedroom), so the home is ready for photos and showings. One crew handles both, on your listing timeline.

Junk removal crew hauling furniture from a home

Why Apex Home Point

Clear it out, then clean it: one crew

We’re the Sacramento junk removal company that also cleans. Landlords, realtors and families clearing a home can book the haul-out and a move-out or deep clean together: one appointment, one invoice.

Why clean before photos

Listing photos and the first week of showings set buyers’ impressions. Clearing clutter and cleaning first means every photo shows the home, not the stuff.

Timeline

A pre-listing timeline that works

  1. 1About two weeks before photos: walk through and decide what stays for staging and what goes.
  2. 2About 7–10 days before: cleanout of furniture, clutter and garage contents.
  3. 3Repairs, paint and touch-ups by your contractor.
  4. 41–3 days before photos: deep clean, plus windows and carpet if needed.
  5. 5Photo day: the home is empty of clutter and clean in every shot.

Scheduling the deep clean after painting and repairs matters: trades leave dust that shows up in photos.

What buyers notice

What buyers and inspectors notice first

  • Kitchens: grease on the hood and cabinets, stained sinks, dirty ovens.
  • Bathrooms: soap scum, hard-water spots, grout and caulk.
  • Floors: stained carpet and dull hard floors.
  • Windows: dirty glass and dusty sills that make rooms look darker.
  • Garages and closets: buyers open them; clutter makes them look small.

A cleared and deeply cleaned home also makes inspections smoother, because the inspector can reach panels, attics and under sinks.

For agents

For Sacramento realtors

Agents use us between a listing appointment and photo day: we clear what the seller leaves behind, clean, and send photos. Repeat agents get priority scheduling and the same scope every time.

Room by room

What to clear from each room before photos

RoomClear outClean focus
KitchenCounter appliances, magnets, extra chairsRange hood, oven front, sink, cabinet fronts
Living roomExtra furniture, cords, piles of mediaBaseboards, windows, light fixtures

GarageBoxes, old paint (to drop-off), broken itemsSwept or pressure-washed floor

A good rule: if it won’t appear in a staged photo and the seller doesn’t need it every day, remove it.

Vacant or occupied

Vacant homes vs homes the seller still lives in

Vacant homes get a full move-out style clean: inside cabinets, closets and appliances (from $400). Occupied homes get a deep clean around the furniture that stays (from $300), and we can come back for a touch-up before the open house.

Typical cost

Pre-listing cleanout and clean: typical totals by home size

HomeTypical cleanoutDeep cleanTypical total
1 bedroom condoMinimum–¼ truck ($75–$250)$300$375–$550
2 bedroom home¼–½ truck ($150–$375)$360$510–$735
3 bedroom home with garage½–¾ truck ($250–$475)$440$690–$915
4 bedroom home with garage¾–full truck ($350–$600)$520$870–$1120

Extra bathrooms, windows and carpet are added at our published prices. The cleanout is confirmed on-site before we load anything, so sellers and agents know the total before work starts.

Estates & rentals

Selling an inherited home or a former rental

Many Sacramento listings are homes that were inherited or rented out for years. They usually need more than a tidy-up: furniture and belongings are still inside, the garage is full, and the last deep clean was a long time ago. We clear the home first (donating what we can, with receipts for the estate) then do a full move-out style clean so it photographs as an empty, cared-for home.

Out-of-town sellers can hand us a lockbox code and get photos as each stage is done, so the agent can schedule photos without anyone flying in.

First impressions

Curb appeal add-ons buyers notice

  • Driveway and walkway pressure washing (from $99): the first thing buyers see in the listing photo.
  • Exterior window cleaning (from $99) so rooms look brighter in photos.
  • Hauling away old planters, broken patio furniture and yard debris.
  • Clearing the side yard and garage so they read as usable space.

What to expect

How a junk pickup works, start to finish

  1. 1You text a photo or book a time. We reply with a price range based on how much truck space the load looks like it needs.
  2. 2We call or text when the crew is on the way, inside the arrival window you picked.
  3. 3The crew looks at everything in person and gives a firm price before anything is lifted. If it’s less than the range, you pay less; if you decide not to go ahead, there’s no charge.
  4. 4We carry everything out (from bedrooms, upstairs, the garage, the backyard or a storage unit) and protect doorways and floors along the way.
  5. 5We sweep or rake the spot where the items were, then sort the load: donation, recycling, and only what’s left goes to a licensed transfer station.

Most single-item and small-load pickups take under an hour on site. A full garage or a whole-home cleanout usually takes a few hours to a full day, depending on how much sorting you want done on the spot.

Questions

Frequently asked questions

Can you work around our listing date?

+

Yes. Tell us the photo date and we schedule the cleanout and clean before it. Call (916) 465-1850.

Can you clean an occupied home before listing?

+

Yes. We deep clean around furniture that stays for staging.

Should we clean before or after the home inspection?

+

Before listing photos matters most. A cleared home also makes inspections easier, because inspectors can reach panels, attics and under sinks.

Can you clean windows and carpet too?

+

Yes. Window cleaning (from $99) and carpet cleaning (from $79) can be done in the same visit.

Who pays: the seller or the agent?

+

Either. We invoice whoever books, and many agents book on the seller’s behalf.

Do you work with staging companies?

+

Yes. We schedule the cleanout before stagers arrive and the deep clean after staging furniture is placed, or before: whichever your agent prefers.

What if the seller is still moving out?

+

We can haul what they leave behind on move-out day and clean the empty home right after, so the listing date doesn’t slip.

How far ahead should we book?

+

About one to two weeks before listing photos is ideal, so there’s time for repairs between the cleanout and the clean. Shorter timelines are often possible. Call to check.
