Why Apex Home Point

Clear it out, then clean it: one crew

We’re the Sacramento junk removal company that also cleans. Landlords, realtors and families clearing a home can book the haul-out and a move-out or deep clean together: one appointment, one invoice.

Why speed matters for landlords

California landlords have 21 days after move-out to return the deposit or send an itemized statement, and since April 2025 they must photograph the unit before and after deduction work. A one-visit turnover gets the unit cleaned and documented quickly. If more than $125 is deducted, the landlord must provide receipts for labor and materials.

Documentation

Photos that protect your deposit decisions

California requires landlords to photograph the unit at move-out and again after repairs or cleaning they deduct for. We take dated before-and-after photos of each room and send them with the invoice, so your file is ready if a tenant disputes a deduction.

Property managers

Working with property managers

If you manage several units, send turnovers as they come up and we’ll keep the same scope and pricing for every unit. You can give us lockbox codes and we work while the unit is empty, then send photos.

Deposit rules

Normal wear and tear vs cleaning a landlord can charge for

California landlords can deduct from a deposit for cleaning needed to return the unit to the level of cleanliness it had at move-in, and for damage beyond normal wear and tear, but not for ordinary wear from living there.

Usually normal wear and tearUsually chargeable
Light scuffs on walls and faded paintLarge stains, holes or crayon on walls
Carpet worn in traffic lanesPet stains, burns or tears in carpet
Minor scratches on floorsDeep gouges or water damage
Loose door handles from useGrease-coated stove and oven, dirty fridge
Sun-faded blindsTrash and belongings left behind

Our turnover clean focuses on the chargeable items (the dirt and the leftovers) so the next tenant moves into a clean unit and your deductions are documented.

California timeline

A tenant turnover timeline that keeps you within California rules

  1. 1Notice received: when a tenant gives notice, remind them they can request a pre-move-out inspection in the last two weeks of the tenancy, and book the turnover clean for the day after keys are returned.
  2. 2Pre-move-out inspection (if requested): give the tenant an itemized list of what they can fix or clean to avoid deductions.
  3. 3Keys returned: photograph the unit before any repairs or cleaning.
  4. 4Haul-out and clean: we remove what was left behind and do the move-out clean, with dated photos of each room.
  5. 5Within 21 days: return the deposit or send an itemized statement, with receipts if deductions are over $125 and the required photos.

A fast turnover also means fewer vacant days. Booking the clean as soon as you get notice locks in a date before the end-of-month rush, when many leases end at once.

What to expect

How a junk pickup works, start to finish

  1. 1You text a photo or book a time. We reply with a price range based on how much truck space the load looks like it needs.
  2. 2We call or text when the crew is on the way, inside the arrival window you picked.
  3. 3The crew looks at everything in person and gives a firm price before anything is lifted. If it’s less than the range, you pay less; if you decide not to go ahead, there’s no charge.
  4. 4We carry everything out (from bedrooms, upstairs, the garage, the backyard or a storage unit) and protect doorways and floors along the way.
  5. 5We sweep or rake the spot where the items were, then sort the load: donation, recycling, and only what’s left goes to a licensed transfer station.

Most single-item and small-load pickups take under an hour on site. A full garage or a whole-home cleanout usually takes a few hours to a full day, depending on how much sorting you want done on the spot.

Often within a few days of the tenant moving out, sometimes the next day. Tell us your deadline.

Do you do repairs or painting?

No. We haul and clean; repairs and painting should be done by your maintenance team or contractor, ideally before our clean.

Can you clean while repairs are happening?

It works best after repairs and painting are finished, so dust doesn’t settle on cleaned surfaces.

+

Carpet cleaning is an add-on (from $79) and can be done on the same visit.

Do you give receipts I can attach to a deposit statement?

+

Yes. Every job gets an itemized invoice you can include when deductions are over $125.
