Why Apex Home Point
Leave a landlord-ready home, and get your deposit back
California landlords can only deduct for cleaning needed to return the unit to move-in condition. Our move-out clean targets exactly what inspections check, and if your landlord documents something we missed, we come back and re-clean it free.
Local guide
Once called Sylvan: established neighborhoods between Sacramento and Roseville
Citrus Heights was first called Sylvan. In 1910 a real estate agent bought the land, split it into 10-acre lots and renamed it Citrus Heights. Voters made it a city in November 1996 with 62.5% of the vote, and it became Sacramento County’s fifth city on January 1, 1997. It had 87,583 people in the 2020 census.
About four in ten Citrus Heights homes are rented. Our move-out clean covers what inspections check, with a free re-clean if your landlord documents anything we missed.
| Fact | Detail |
|---|---|
| Population (2020 census) | 87,583 |
| Households (2020) | 34,532, in 35,928 homes |
| Owners vs renters (2020) | 57.6% owner-occupied, 42.4% rented |

Neighborhood by neighborhood
Where we work and what we see
| Area | Typical needs |
|---|---|
| Sylvan Corners and central Citrus Heights | The geographic center of the city and some of its oldest streets. Good fits: a deep clean first, then regular service. |
| Sunrise Boulevard and the Sunrise Mall area | Apartments, condos and shops. Good fits: move-out cleaning and apartment cleaning. |
| Rusch Park and Birdcage Heights | Established single-family neighborhoods. Good fits: every-two-week cleaning and garage clean-outs. |
| Greenback Lane and Auburn Boulevard | Apartment communities and small businesses along the main roads. Good fits: move-outs and small-office cleaning. |
Many Citrus Heights homes are decades old. Grout, baseboards, vents and the tops of cabinets collect what regular cleaning misses, so a deep clean is usually the right first visit.

Choose the right clean
Standard vs deep vs move-out cleaning
Most homes only need a standard clean. Book a deep clean if the home hasn’t been professionally cleaned in a few months, and a move-out clean when the home is empty and a landlord or buyer will inspect it.
| Standard clean | Deep clean | Move-out clean | |
|---|---|---|---|
| Best for | Keeping a lived-in home clean | First visit, seasonal reset, before guests | Empty home before handing back the keys |
| Kitchen | Counters, sink, stovetop, appliance fronts, microwave | Plus grease buildup, cabinet fronts, hood | Plus inside oven, fridge, every cabinet and drawer |
| Bathrooms | Cleaned and sanitized | Plus grout, scale and soap scum | Plus inside vanities and medicine cabinets |
| Dusting | Reachable surfaces | Plus baseboards, doors, vents, fans, blinds | Every surface including closets |
| 1 bedroom | $200 | $300 | $400 |
| 3 bedrooms | $290 | $440 | $560 |

Know your rights
Getting your deposit back in Citrus Heights: what California law says
Landlords in Citrus Heights follow California Civil Code § 1950.5. These rules decide what a landlord can charge you for cleaning:
- Your landlord has 21 days after you move out to return your deposit or send an itemized statement of deductions.
- Deductions are limited to unpaid rent, damage beyond normal wear and tear, and reasonable cleaning costs.
- If more than $125 is deducted, the landlord must provide receipts for labor and materials.
- You can request a pre-move-out inspection during the last two weeks of your tenancy; the landlord then gives you an itemized list of what to fix to avoid deductions.
- Since April 1, 2025, landlords must photograph the unit after you return the keys and before making repairs, and include those photos with any deductions.
- If a landlord keeps a deposit in bad faith, a court can award up to twice the deposit amount on top of the deposit itself.
The standard is “reasonable cleaning”: the unit should be as clean as when you moved in. That’s why our move-out checklist goes inside the oven, fridge, cabinets and closets: those are the most common cleaning deductions.

Homeowners, landlords & realtors
Getting a Citrus Heights home ready to rent or sell
Much of our work in Citrus Heights is helping people at the moments a home changes hands: tenants moving out, owners getting a rental ready for the next tenant, sellers preparing for listing photos, and new owners or renters moving in. We clean houses, apartments, condos and offices: empty or furnished.
| Situation | What we do |
|---|---|
| Rental turnover | Haul away anything the last tenant left, then a full move-out clean with inside appliances, cabinets and closets. |
| Getting ready to sell | Clear clutter and old furniture, then a deep clean before photos and showings; windows and carpet on request. |
| Moving in | A move-in clean so kitchens, bathrooms and closets are clean before your things arrive. |
| Moving out | A landlord-ready clean and free re-clean if your landlord documents something we missed. |
One company for the clean-out and the clean means one appointment, one crew and one invoice. Move-out cleaning starts at $400; junk removal at $75.
