Why Apex Home Point
Leave a landlord-ready home, and get your deposit back
California landlords can only deduct for cleaning needed to return the unit to move-in condition. Our move-out clean targets exactly what inspections check, and if your landlord documents something we missed, we come back and re-clean it free.
Local guide
Free-roaming chickens, Old Fair Oaks Village and big lots above the American River
Fair Oaks began in 1895 as one of the “Sunset Colonies” promoted by the Howard-Wilson Publishing Company, mostly citrus farms at the time. The “Red Bridge” over the American River went up in 1901, and citrus stayed the main business until freezes in 1932 and 1934 killed many of the groves. Today about 200 chickens roam the village and get their own festival every September. 32,514 people lived in Fair Oaks in the 2020 census.
About a third of Fair Oaks homes are rented. Our move-out clean covers inside the oven, fridge, cabinets and closets, and sellers can book the same checklist before listing.

Neighborhood by neighborhood
Where we work and what we see
| Area | Typical needs |
|---|---|
| Old Fair Oaks Village | Older homes around the village, the Plaza and Village Park. Good fits: deep cleans and regular every-two-week cleaning. |
| Along the American River | Larger homes near the bluffs and the Parkway. Good fits: window cleaning, deep cleaning and pre-listing cleans. |
| Phoenix Park area and Rollingwood | Established neighborhoods, including some rentals. Good fits: move-out cleaning and regular service. |
| Semi-rural lots on the north and east side | Bigger lots with garages, sheds and outbuildings. Good fits: junk removal and garage clean-outs. |
Larger Fair Oaks lots usually come with larger garages and sheds, and those fill up over the years. We can haul out what you don’t want and clean the space on the same visit.

Choose the right clean
Standard vs deep vs move-out cleaning
Most homes only need a standard clean. Book a deep clean if the home hasn’t been professionally cleaned in a few months, and a move-out clean when the home is empty and a landlord or buyer will inspect it.
| Standard clean | Deep clean | Move-out clean | |
|---|---|---|---|
| Best for | Keeping a lived-in home clean | First visit, seasonal reset, before guests | Empty home before handing back the keys |
| Kitchen | Counters, sink, stovetop, appliance fronts, microwave | Plus grease buildup, cabinet fronts, hood | Plus inside oven, fridge, every cabinet and drawer |
| Bathrooms | Cleaned and sanitized | Plus grout, scale and soap scum | Plus inside vanities and medicine cabinets |
| Dusting | Reachable surfaces | Plus baseboards, doors, vents, fans, blinds | Every surface including closets |
| 1 bedroom | $200 | $300 | $400 |
| 3 bedrooms | $290 | $440 | $560 |

- 5Take your own photos of each room after we finish
Know your rights
Getting your deposit back in Fair Oaks: what California law says
Landlords in Fair Oaks follow California Civil Code § 1950.5. These rules decide what a landlord can charge you for cleaning:
- Your landlord has 21 days after you move out to return your deposit or send an itemized statement of deductions.
- Deductions are limited to unpaid rent, damage beyond normal wear and tear, and reasonable cleaning costs.
- If more than $125 is deducted, the landlord must provide receipts for labor and materials.
- You can request a pre-move-out inspection during the last two weeks of your tenancy; the landlord then gives you an itemized list of what to fix to avoid deductions.
- Since April 1, 2025, landlords must photograph the unit after you return the keys and before making repairs, and include those photos with any deductions.
- If a landlord keeps a deposit in bad faith, a court can award up to twice the deposit amount on top of the deposit itself.
The standard is “reasonable cleaning”: the unit should be as clean as when you moved in. That’s why our move-out checklist goes inside the oven, fridge, cabinets and closets: those are the most common cleaning deductions.

Leaving things behind?
Furniture and junk left after moving out of a Fair Oaks home
Items left in a rental are one of the most common reasons landlords keep part of a deposit. Your options:
Households in unincorporated Sacramento County get one curbside bulky waste pickup per 12 months, up to 5 cubic yards (8 × 4 × 4 feet), by appointment. Extra pickups and larger piles cost extra. Schedule by calling (916) 875-5555 (weekdays 8 a.m.–4:30 p.m.) or emailing utilities@SacCounty.net, and set items out no more than 24 hours ahead.
Piles set out early or without an appointment are charged a fee.

When the curbside program doesn’t fit your timeline (or the items are still inside) we haul them away on the same visit as your clean, priced by truck space from $75.
Homeowners, landlords & realtors
Getting a Fair Oaks home ready to rent or sell
Much of our work in Fair Oaks is helping people at the moments a home changes hands: tenants moving out, owners getting a rental ready for the next tenant, sellers preparing for listing photos, and new owners or renters moving in. We clean houses, apartments, condos and offices: empty or furnished.
| Situation | What we do |
|---|---|
| Rental turnover | Haul away anything the last tenant left, then a full move-out clean with inside appliances, cabinets and closets. |
| Getting ready to sell | Clear clutter and old furniture, then a deep clean before photos and showings; windows and carpet on request. |
| Moving in | A move-in clean so kitchens, bathrooms and closets are clean before your things arrive. |
| Moving out | A landlord-ready clean and free re-clean if your landlord documents something we missed. |
One company for the clean-out and the clean means one appointment, one crew and one invoice. Move-out cleaning starts at $400; junk removal at $75.
